Broken Bow Nature Cabins Policies:

Deposit Required – There will be an initial deposit of 25% of your total stay, charged upon reservation.
Valid credit card is required to hold reservation. We accept Visa, MasterCard and Discover
Only persons with valid a charge card can make a reservation and that person must be present during the reservation stay, and understand they are responsible for any and all damages that occur during the reservation.
There will be a charge of $5.00 per person per night over 4 people.
Ten days prior to arrival date your credit card will be charged the full reservation amount minus your initial deposit and, at that time your DIRECTIONS & KEY INSTRUCTIONS will be sent to you.
If reservations are made 10 days or less before arrival, balance must be paid in full.
Rates shown for each cabin are with the understanding that occupancy will not be greater than the defined “maximum occupancy” per cabin on the BrokenBowNatureCabins.com website, for failure to comply will be an additional $100.00 per person/per night charge and you will be asked to leave the property.
Required 2 night minimum reservation, Holidays require 3 nights minimum.
Last minute ONE NIGHT STAYS are considered but are dependent on the cabin, the date and an additional “cleaning fee” will be added.
CHECKING IN BEFORE 3PM, OR CHECKING OUT AFTER 11:00am without permission from Ashley or Tracy will incur an additional FEE that could be up to the cost of another night stay.
A $50.00 flat fee is added to your reservation when you inform us that you are bringing your pet to our PET FRIENDLY cabins.
NO Pet fee added to your reservation indicates the person making reservation did not notify Cabins in Broken Bow that a pet will be in the cabin and can incur a 100.00 per day fine and possible eviction.
NO SMOKING inside cabin, no cigarette buds shall be discarded onto ground. Failure to comply will be a $100/day charge plus any damages incurred.
GUN firing of any type, including bb guns, fireworks, are NOT allowed on cabin property. Evidence of such will be reported to proper authorities and you will be evicted.
Damages, Broken Items, Stained Linens or Furniture:
In an effort to insure your stay is safe & comfortable, all cabins are inspected BEFORE your arrival. Any damage found at the cabin AFTER your check out will be charged to the credit card on file.
It is your responsibility to do a follow up inspection at your reserved cabin within TWO hours of arrival time listed on your reservation, & call us at 903-366-3134 if you find broken items, stained linens or furniture, appliances not working, etc… Please call us so we can rectify these situations immediately so your stay is more comfortable.
Reporting damage after your departure or after we contact you & charge you for broken, missing, stained items is not valid.
Stained or torn linens or furnishings will be charged at least $75.00 and can be up to the cost of equal replacement.
NO paint, markers or nail polish allowed in cabins, failure to comply will incur additional charges.
Every cabin has a key in the lock box. Lost keys will incur a $25.00 fee.
You will be emailed directions to the cabin with the key code 5 days before your reservation. You cannot rely on your GPS to get you to the cabins. It will be your responsibility to print off the email with the directions and instructions.
Cabins are to be left neat and tidy. Floors and counter tops are to be left clean. If you turn the thermostat down and cause the unit to freeze up, you may be charged the service charge for the repair.
Cost of cleaning is included in the price paid for your cabin stay. Extra cleaning fee from $50.00 to $100.00 may be charged if cabin is not left in a “tidy” condition.
Examples of “Tidy”
• Trash & dirty diapers put in proper place (trash cans) & covered.
• NO pet hair found on furnishings.
• Dishes washed or in dishwasher
• NO cigarette butts or trash found on cabin property.
• Furniture not moved.
• NO food left on grills, stove tops, oven or in microwave
Items (non perishable) found in the cabin after your departure are kept for one week. If we have not received a call or email from you about your items they are donated to the local charities.
Shipping cost to you: $25.00 PLUS postage.
If for any reason you need to cancel your reservation the down payment will not be refunded. To avoid additional penalties, we require a 30–day notice of cancellation. Full rental payment will apply if reservations are cancelled during the clause. If the cabin can be re-rented, we will refund you (less) the down payment (the greater of 1 nights stay or $50 per night of the reservation). Your down payment is non-refundable.
• All cancellations require a confirmation number. This number is obtained by speaking directly to Ashley or Tracy.
• Messages left on answering machines, e-mails, and cell phone voice mail service are not reliable means of communication.
• Weather is not a valid excuse for cancellation unless stated by the National Weather Service or State Government authorities.
CHECK OUT procedures:
Place all trash in large trash bins by the road. Please make sure lids are secured. All dishes are to be cleaned and put away or put in dishwasher and then start cycle. Place all linens in Washing machine and start the wash cycle. Unplug the coffee pot. All perishable food brought by you for your stay should leave with you. Thermostats are to be left on 78 in the warm months or 60 in the cold months. If you move furniture, put it back in the original area or there will be an additional charge. Please make sure you have all your belongings. Please make sure key is left in lock box.
Firewood is provided for indoor use only. No wood is provided for outdoor fire pit areas. Make sure you are aware of possible burn bans in our area before starting fires outdoors.
We are not responsible for injuries or loss of items during your stay.
If particular amenities are not listed on a cabin description and they are important for your stay, make sure to ask if available as you make your reservation.
